Regarding the question on preservation deed restrictions: I don't know if there are any, but the building is both a City Landmark (since 1975) and located in a Conservation District. Not that that provides anything like the protection that a deed restriction would, but it should provide some protection.
Unfortunately, the City can't be trusted to follow their own rules. According to City records, on 3/12/2003 the Planning Department "closed" the file on the permit to add the clunky security gate that mars the entrance. At the same time a large sign/banner was bolted to the facade, marring the beautiful brickwork and ignoring Wright's concept. The exterior photos on the sale website are quite old and before the illegal sign/banner was erected.
On 2012, a complaint was filed that the security gate and the sign/banner were erected (in 2003) without obtaining a Certificate of Appropriateness from the then Landmarks Board. The complaint was assigned to a planner on 9/25/12 and the case was closed the same date. So much for enforcement.
And all this would suggest that there are not preservation deed restrictions.
