there are 3 renderings, one color and two black and white (elevations and floor plan) and there are 7 blue prints. Everything is original. They are working building drawings. I am the owner of the drawings and am offering them for sale with the property. This lot is about 3/4 of a mile south of the property that the house was designed for. George Berdan was my uncle. All drawings are in excellent condition.

I would be very interested in any suggestions folk might have for marketing these drawings with the property? It seems to me that it is a unique opportunity to build a Wright home today......not a restoration....I welcome any suggestions.

Too bad the original site of the Berdan project is not being offered for sale. That would make the concept extra special and an extremely rare opportunity as I would tend to think unbuilt sites have been subsequently improved. I believe in an earlier post it was mentioned that while the original site is owned by the seller, it is not available for sale.

Not to say the subject property for sale here isn't dramatic!

The property is actually nicer.....1/4 mile south of original site. More private, closer to lake, naturally wooded......wonderful ravine to lake.

I find this concept rather odd. The seller implies that owning a set of drawings will enable the buyer to build this Wright home. First off anyone could go and build the home. Hand the basic drawings on the website to an architect and they will draw up plans. Second, any new construction will require compliance with building codes and that may force changes to the design. I'm not an architect, but I think there are requirements now that restrict the percentage of glass that can be used.

I think this is an accident waiting to happen - the drawings look like schematic design at best - no dimensions, keys to details, etc. The description by the builder states:

"The buyer will have the opportunity to participate in building the design of one of the greatest American architects. Design counsel from Wright apprentices and restoration specialists will be used for determining current materials, interior finishes and furniture design. Frank Lloyd Wright was known for his energy efficiency in design. The Berdan House home easily lends itself to current trends in green design. The 4 acre parcel provides the buyer with the opportunity to design and build a compatible seasonal “guest house for extended family and friends. "

Meaning "you can play with it" and the builder is implying "we will play with it" in order to make it a "new" home - and all for 1.7 million! I wonder who the design counsel would be - the architect for the Massaro debacle? Yikes!

We have sought out architects/engineers/people experienced with FLLW restorations. The intention is to build the house with fidelity to the design. We are well aware of the code changes etc. that are required and have spent significant time understanding the design and what is required to execute it with great care.

Beth -

Best of success with this project. I hope it works out for you. You were kind enough to bring this situation up a year ago, and to consult with professionals for guidance. I applaud the time and effort you have put into this.

I should alert you that, no matter what your intentions or plans are, there are those who will be critical. A thick skin helps. Needless to say, they won't be placing offers on the property.
