It will have a tough time getting $7M. The first floor was designed as Lloyd's studio. and there is no interior stairs to the upper living accommodation. As it has been rearranged by the current owner, the entire living room upstairs has been redefined as the dining room, which was originally just a space at the end of the living room. The reception room in the ground floor studio is now the living room, meaning you would have to go out of the studio and into entry and up the stairs to refresh your guest's drinks. Also, the one-car garage was designed for a Model T.

I though I had plans of the house, but they can't be found at present.

A classically beautiful drawing of a classically symmetrical building. Even the fenestration is symmetrically disposed, Lloyd taking a page from his father's early practice. Do we know if Lloyd lived here for the remainder of his life ? Do we know if he was responsible for the enclosure of the second-floor balcony ?

The vintage photo above was taken in 1929, when the house was two years old, so it appears that Lloyd designed the building and its enclosing garden walls around the four trees depicted on the drawing and seen in the photograph.

I wish it was mine.

Yes, Lloyd lived in the house/studio until his death in 1978. I guess Eric and Rupert shared that tiny 9'6"x12'6" bedroom for at least a decade. After Lloyd died, Eric resided there for few years until he sold it and moved to Malibu.

Yes, Lloyd enclosed a portion of the balcony.

I, too, wish it was mine.

Helen Taggert Pole, Lloyd's second wife, was formerly married to actor Reginald Pole, whose college (Cambridge) roommate was Rupert Brooke, the poet who died of septicemia at age 27. Reggie named his son (2019-2006) in honor of his friend. From age 7, Rupert was raised by Lloyd. He was "extravagantly handsome," as reported by Anais Nin, whom he married. They lived for many years in Silverlake in house designed by his half-brother, Eric.

Rupert was quite accomplished. At various times in his life, he was a cellist, actor, editor and forester. I met him at Eric's Malibu estate, where he played the cello part in a string trio.

It is a pleasure to see this unique property looking so healthy---and largely unaltered ? All that green---even the cast ornament, used with unusual consistency throughout. Do we think that is painted, too ? I suppose it must be; maybe that color is convincing enough as masonry.

Photos of the studio as part of a selection of concrete houses. Isn't it primarily frame-and-stucco, though?
