Stunning midcentury home by a Wright apprentice asks $1.8M

For sale: E. Fay Jones house - Memphis, TN
This is a beauty. The wood has never been painted. The roof is the cedar shakes that Jones was calling for at that time. The flagstone looks to be in wonderful shape (oh to live in a warmer climate where freezing is rare!). The only significant change I can detect is the railing around the deck. That surely isn't original. Otherwise this home appears to have been taken care of with lots of attention and love.
I recognize a lot of our own house in the interior, though the Memphis work is on a much, much grander scale (we are 1962 and this is dated 1964).
Does anyone know Memphis real estate? 1.8 million seems really optimistic, even for a house in a wealthy neighborhood. The lot is just over an acre. And while 4,000 square feet is huge, a lot of that footage isn't going to be in areas like bedrooms and bathrooms, which seem to be where a lot of buyers want it. It's going to be in places like that huge living room. (Of course if your living room looked like that, where else would you want to be?!)
